Banner card overlaid on a high-angle aerial view of the Ashkelon marina, showing docked boats, sandy beaches, the Mediterranean coastline, and surrounding high-rise residential buildings. The All About Aliyah logo is positioned in the top-left corner, with prominent navy text centered at the top reading "Ashkelon - Marina Property Report". On the lower right, a blue text box reads "What apartments actually sold for — and what you should know before you buy". A white pill-shaped bar at the bottom displays contact information: www.allaboutaliyah.com and info@allaboutaliyah.com.

Wondering what apartments actually sold for in Ashkelon Marina? This is the most complete breakdown of Ashkelon Marina apartment prices available in English — built entirely from official government transaction data. Every sale from September 2025 through August 2026 — real prices, real addresses, no estimates, no guesswork.

What's Inside This Report

This report covers every verified apartment sale in Ashkelon Marina from September 2025 through August 2026 — 103 transactions total, pulled directly from Nadlan.gov.il, Israel's official government property registry. Nothing is estimated. Every number is a real sale that was legally registered.

The report is organized by apartment size:

  • 2-room apartments — 23 sales

  • 3-room apartments — 11 sales

  • 4-room apartments — 61 sales

  • 5-room apartments — 3 sales

  • 6-room apartments — 5 sales

Ashkelon Marina Apartment Prices — What's Happening Right Now?

Ashkelon Marina is the most premium neighborhood in Ashkelon — a waterfront development sitting directly on the Mediterranean Sea. With high-rise towers, marina views, and luxury finishes, this is a completely different market from the rest of Ashkelon.

Over the past year, 103 apartments were sold here. That's a relatively modest number — but it reflects a neighborhood where properties are expensive, buyers are selective, and the price per m² is the highest in Ashkelon by a significant margin.

If you're comparing Marina prices to Afridar or Barnea — stop. These are different products at different price points. Marina is Ashkelon's premium tier.

A Note on Unusual Sales

You'll notice some prices in this report that look unusually low or unusually high compared to everything else. These are called unusual sales — one-off sales that don't reflect the typical market.

They could be a distressed sale, a family transfer between relatives, a parking spot or storage unit accidentally included in the data, or a rare penthouse commanding a premium nobody else can match. We flag these throughout the report so you don't compare a regular apartment to them and get the wrong picture.

A Note on Unknown Addresses

73 out of 103 sales in this report — over 70% — show no registered street address in the Nadlan database. This is not a data error. It almost certainly reflects one or more new Marina towers that have been sold but whose addresses have not yet been formally registered in the government system.

These unknown-address units sell very consistently — 4-room units in this category go for ₪2,300,000–₪2,800,000 for 110–112m². The consistency suggests a single large development pricing its units systematically. Once these addresses are formally registered they will appear in future Nadlan pulls.

For now — treat "Unknown address" units as new Marina tower apartments. The prices tell a clear story even without a street name.

⚠️ The 6-room average is not a typo.

Five units sold for ₪6,590,000–₪7,800,000. These are extraordinary prices that exist in almost no other neighborhood in Ashkelon. The data doesn't tell us what makes these specific units command these prices — but the numbers speak for themselves. See the 6-room section for the full picture.

⚠️ The 2-room average is also misleading.

Two 2-room units sold for ₪2,088,000 each at 50m² — ₪41,760/m². This is significantly above every other 2-room sale in this dataset. The data doesn't tell us why — but they are clearly not representative of a typical 2-room purchase. The realistic price for a standard 2-room here is ₪700,000–₪1,200,000. The realistic price for a standard 2-room here is ₪700,000–₪1,200,000.

3 Things Every Buyer Should Know

1. Marina is Ashkelon's premium market — price accordingly.

At ₪25,270/m² average, Marina is significantly more expensive per m² than Afridar (₪19,355/m²) or any other Ashkelon neighborhood. If your budget is ₪1,500,000 you will find very limited options here. Marina is for buyers who specifically want the waterfront premium and can pay for it.

2. Most of what sold here has no registered address yet.

73% of transactions show no street address in Nadlan. This is almost certainly a new tower development still being registered. These units sell consistently at ₪2,300,000–₪2,800,000 for 4-room apartments — a reliable benchmark even without a formal address.

3. The 6-room market here is in a different universe.

Five 6-room units sold for ₪6,590,000–₪7,800,000. One sold at ₪70,000/m² for a 112m² unit. These prices exist almost nowhere else in Ashkelon. If you're in this tier you're looking at penthouse-level luxury — the data doesn't tell us exactly what each unit offers, but the prices speak for themselves.

2-Room Apartments

Small units in the Marina exist at two very different price points. Standard 2-room apartments on Yafe Nof St (יפה נוף) and Golani St (גולני) sell for ₪700,000–₪1,000,000.

A separate category of unknown-address 2-room units — likely in the new tower development — sell for ₪1,590,000–₪2,088,000. These are completely different products.

The two sales at ₪2,088,000 for 50m² (₪41,760/m²) are the highest price per m² in the 2-room category and significantly above everything else — the data doesn't confirm why they commanded this price.

All About Aliyah's Take

The 2-room market in Marina is split. If you're looking for an entry point into the Marina area, Golani St (גולני) and Yafe Nof St (יפה נוף) offer older units in the ₪700,000–₪1,000,000 range.

The unknown-address units at ₪1,590,000–₪1,810,000 are clearly a different product — likely new tower units — at a completely different price point.

3-Room Apartments

11 sales in the past year — a thin but useful sample. 3-room apartments in Marina range from modest older units at ₪800,000 to larger units at ₪1,975,000. The size variation is significant — from 47m² to 87m² — which explains much of the price spread.

Unknown-address units push toward ₪1,700,000–₪1,975,000. The data doesn't tell us why any individual unit sold at its specific price — size, floor, view, and condition all likely play a role.

4-Room Apartments

The dominant product in Marina Ashkelon. 61 out of 103 sales — 59% of the entire market — were 4-room apartments. This is where the Marina market lives, and the unknown-address new tower units tell a very consistent story.

Known-street units on Modiin St (מודיעין) average ₪2,450,000 for 107–109m². The ₪1,700,000 floor is on Modiin St (מודיעין) 7, which sold significantly below the market average — the data doesn't tell us why.

4-room in Marina is remarkably consistent once you understand the two tiers. The unknown-address new tower units sell for ₪2,300,000–₪2,800,000 for 110–112m² — very predictable pricing that suggests a single large development.

On known streets, Modiin St (מודיעין) averages ₪2,450,000 while Yafe Nof St (יפה נוף) 4 pushes toward ₪2,900,000 for a larger 121m² unit. Budget ₪2,300,000–₪2,800,000 and you're firmly in the Marina market.

5-Room Apartments

Only 3 sales in the past year — not enough for strong conclusions. All three sold between ₪2,550,000 and ₪3,050,000 for 99–129m². At ₪2,766,667 average they sit comfortably above the 4-room average, as expected.

3 sales is not enough to draw strong conclusions. What we can say is that 5-room apartments in Marina sell in the ₪2,550,000–₪3,050,000 range for 99–129m². If you find one available, use these three transactions as your reference point and adjust based on size, floor, and condition.

All About Aliyah's Take

These are not standard apartments. ₪7,800,000 for a 112m² unit at ₪70,000/m² is penthouse-level luxury pricing. The data doesn't tell us what makes these specific units command these prices — but at ₪56,145/m² average, this segment is in a completely different universe from anything else in Ashkelon.

If you're in this tier you already know it. Use these five transactions as your only reference point — there is nothing else to compare to in this market.

About The Ashkelon Marina Property Report

The Ashkelon Marina property report was compiled by the team at All About Aliyah using official data from Nadlan.gov.il — Israel's government property transaction registry.

Every transaction listed is a real, legally registered sale. The numbers — price, size, date, address — are exactly as recorded in the government database. Nothing is estimated or invented.

What the data can tell you:

What apartments sold for, when they sold, how big they were, and what street they were on.

What the data cannot tell you:

Why a specific apartment sold for more or less than similar units nearby. A higher price might reflect a marina view, a penthouse floor, premium finishes, or simply a motivated buyer who paid above market.

A lower price might mean an older building, a lower floor, a distressed sale, or a family transfer. We analyze the patterns and flag the unusual sales — but the story behind each individual sale is something only the buyer and seller know.

Use this report as your market compass, not as the final word on any single property.
