Ashkelon Afridar Apartment Prices — What's Happening Right Now?
Afridar is one of Ashkelon's most established and sought-after neighborhoods — and one of the most popular destinations for Anglo Olim in the entire country.
Sitting right next to the Mediterranean Sea, with tree-lined streets, spacious apartments, and a strong English-speaking community, Afridar has been drawing Olim for decades.
Over the past year, 182 apartments were sold here. That's an active market with something for every budget — from affordable entry-level apartments on Bar Kochva St (בר כוכבא) to rare sea-view units commanding prices that rival Tel Aviv.

A Note on Outliers
You'll notice some prices in this report that look unusually low or unusually high compared to everything else. These are called outliers — one-off sales that don't reflect the typical market.
They could be a distressed sale, a family transfer between relatives, a storage unit accidentally included in the data, or a rare beachfront property commanding a premium nobody else can match. We flag these throughout the report so you don't compare a regular apartment to them and get the wrong picture.

Sea View & Beachfront Apartments — A Different Market Entirely
Afridar sits right next to the Mediterranean. Some streets and buildings have direct sea views or are a short walk from the beach — and these properties command prices that are completely different from standard inland apartments.
In this dataset you'll see small 47–60m² apartments selling for ₪2,550,000–₪3,830,000.
That is not a data error. That is the sea view premium. A small apartment on HaTzavar St (הצבר), HaAshoch St (האשוח), or HaNasi St (הנשיא) — streets known to be close to the water — sold for prices that suggest a significant location premium, potentially sea view related.
The two markets in Afridar:
Type | Typical Price | Typical ₪/m² |
Standard inland apartment | ₪1,100,000 – ₪2,400,000 | ₪14,000 – ₪20,000 |
Sea view / beachfront unit | ₪2,500,000 – ₪3,830,000 | ₪30,000 – ₪63,000 |
If you're an Anglo Olim looking specifically for a sea view apartment in Afridar — budget significantly more than the neighborhood averages suggest. The averages in this report reflect the whole market. Your specific target is the premium end.

Average Prices by Apartment Size
Not sure what your budget should be? This table gives you the answer in seconds. Note that 3-room averages are pulled up significantly by sea-view units — see the 3-room section for the full picture.
Rooms | Avg Price | Avg Size | Avg ₪/m² |
2 rooms | ₪974,000 | 56m² | ₪18,038 |
3 rooms | ₪1,578,049 | 72m² | ₪23,178 |
3.5 rooms | ₪2,045,000 | 91m² | ₪22,058 |
4 rooms | ₪1,665,731 | 98m² | ₪17,020 |
4.5 rooms | ₪1,420,000 | 100m² | ₪14,200 |
5 rooms | ₪2,648,209 | 136m² | ₪19,849 |
6 rooms | ₪4,800,000 | 208m² | ₪23,798 |
You may notice that 3-room apartments show a higher average price per m² than 4-room or even 5-room apartments. This is not a mistake — it is the sea-view effect. Several small 3-room apartments on beachfront streets in Afridar sold for ₪2,500,000–₪3,830,000.
These are tiny 47–60m² units whose prices are driven entirely by their sea view and location — not by their size or features. When you divide a high price by a very small size you get an extremely high ₪/m² number that pulls the entire 3-room average up.
For a standard inland 3-room apartment in Afridar the realistic price is ₪1,000,000–₪1,400,000 at around ₪14,000–₪18,000/m². The sea-view section above and the 3-room section below tell the full story.

3 Things Every Buyer Should Know
1. Tzfanya St (צפניה) 25 is its own market.
42 out of 182 sales — nearly 1 in every 4 transactions — came from a single address. This is clearly a new building with multiple unit releases throughout the year. 4-room units there sold for ₪2,100,000–₪2,350,000 and 5-room units for ₪2,350,000–₪3,400,000. If you're comparing prices in Afridar, always check whether you're looking at a Tzfanya 25 unit or something else — the gap is significant.
2. Sea view adds ₪1,000,000 or more to the price.
The same number of rooms on a sea-view street can cost double what it costs one block inland. This isn't negotiable — it's baked into the market. If you want a sea view, budget for it separately and don't compare to inland prices.
3. Bar Kochva St (בר כוכבא) is the most affordable entry point.
12 sales on this street averaged ₪1,111,167 — the lowest street average in the entire dataset. If you want Afridar on a budget, this is where to look first.

2-Room Apartments
Small apartments, rare in Afridar. Only 5 sold in the past year — all between ₪800,000 and ₪1,050,000. These are compact units averaging 56m², suitable for a single person, young couple, or investor looking for a rental property.

All About Aliyah's Take
2-room apartments barely exist in Afridar — 5 sales in a year is almost nothing. If you find one available under ₪1,050,000 it's reasonably priced for the area. These are investor purchases more than family homes.

3-Room Apartments
The 3-room market in Afridar tells two completely different stories. On standard inland streets, 3-rooms sell for ₪850,000–₪1,350,000 — affordable by Israeli standards.
On sea-view streets like HaTzavar St (הצבר) and HaAshoch St (האשוח), the same bedroom count sells for ₪2,550,000–₪3,830,000.
The average of ₪1,578,049 sits somewhere in the middle and doesn't reflect either market accurately — read the full section before drawing conclusions.

These are two completely different products — know which one you're looking for before comparing prices.

All About Aliyah's Take
The 3-room market in Afridar is confusing if you don't understand the sea-view premium. Strip out the beachfront outliers and you're looking at a very affordable segment — ₪1,000,000–₪1,400,000 for a standard 3-room.
That's genuinely good value for an established Anglo neighborhood. The Tzfanya 25 3-rooms at ₪1,810,000 are priced significantly above older buildings on the same street — likely reflecting new construction quality, though the data alone doesn't confirm the specific reason.

3.5-Room Apartments
Only 2 sales in the past year — not enough to draw real conclusions. One sold for ₪1,290,000 (HaSne St (הסנה) 12, 86m², standard apartment) and one for ₪2,800,000 (HaDror St (הדרור) 25, 96m² — the reason for the higher price is unknown from the data alone, though it could reflect a garden apartment, renovated unit, or other premium)
If you find a 3.5-room available in Afridar expect it to be priced somewhere between these two extremes depending on the building and location.

4-Room Apartments
The heart of the Afridar market. 82 sales in one year — 45% of every transaction — making 4-rooms the most popular apartment size by far. This is the sweet spot for Anglo Olim families: enough space for a couple with children, at a price that's still within reach.

What to Expect
Budget ₪1,400,000–₪1,900,000 for a standard 4-room apartment in Afridar. The ₪590,000 sale at the bottom of the range is an outlier — a single anomalous transaction that doesn't reflect the real market. Treat ₪1,100,000 as the realistic floor.
The ₪2,730,000 sale (HaZayit St (הזית) 14, 85m²) sold at ₪31,949/m² — significantly above the neighborhood average. The data alone cannot tell us why, though location, view, or renovation are possible factors.
The premium on Tzfanya 25 is real — 4-rooms there consistently sell for ₪2,100,000–₪2,350,000, well above the neighborhood average.

All About Aliyah's Take
4-room is where Afridar's market lives. Your realistic budget for a solid apartment in a decent building is ₪1,400,000–₪1,750,000. Below ₪1,200,000 expect an older building or lower floor.
Above ₪2,000,000 you're either in Tzfanya 25 new construction or looking at something with a view or unique feature. The ₪590,000 sale on Moshe Veber St (משה ובר) 8 — don't read anything into it. That is an outlier that tells you nothing about the market.

4.5-Room Apartments
Only one sale in the past year — ORT St (אורט) 23, 100m², sold for ₪1,420,000 on 27/05/2026. Not enough data to draw conclusions. If you find a 4.5-room available in Afridar use the 4-room prices as your reference and expect a small premium for the extra half-room.

5-Room Apartments
5-room apartments in Afridar have the widest price range of any size in this report — from ₪950,000 all the way to ₪4,500,000. This reflects the huge variety of products in this category: older inland apartments, large new construction units on Tzfanya St (צפניה), sea-view garden apartments, and standalone villas. Read carefully before comparing prices.

What to Expect
For a standard 5-room apartment in Afridar budget ₪1,600,000–₪2,400,000. The ₪950,000 sale (Shazif St (שזיף) 9, 221m²) is a clear outlier — a large unit sold for almost nothing, likely a distressed or unusual transaction.
The ₪4,300,000–₪4,500,000 sales are large units — the data doesn't tell us why they commanded these prices, but size, location, or unique features are likely factors.
Tzfanya 25 5-rooms sell consistently for ₪2,350,000–₪3,400,000 depending on size and floor.

All About Aliyah's Take
The 5-room market in Afridar is actually three separate markets. First — older HaSne St (הסנה) buildings selling for ₪1,600,000–₪1,900,000, good value for space.
Second — mid-range established buildings selling ₪1,900,000–₪2,400,000. Third — new Tzfanya 25 units at ₪2,350,000–₪3,400,000 and premium or sea-view units pushing ₪4,000,000 and above. Know which tier you're shopping in before you start comparing prices.

6-Room Apartments
Only 4 sales in the past year — but they tell an interesting story. Two unknown-address units of 192m² sold for ₪5,500,000 each in April 2026.
One large unit on Moshe Veber St (משה ובר) 6 sold for ₪3,200,000. One massive 294m² unit on Givati St (גבעתי) 30 sold for ₪5,000,000. This segment is rare, large, and expensive.

All About Aliyah's Take
4 sales is not enough to draw strong conclusions about the 6-room market in Afridar. What we can say is that if you're looking for a large premium unit here, budget ₪3,200,000–₪5,500,000.
The two unknown-address units at ₪5,500,000 sold at a significant premium — the data doesn't confirm why, though their size and price point suggest a premium location or unique features.
The Moshe Veber St (משה ובר) sale at ₪3,200,000 for 153m² is more in line with a premium standard apartment.

About The Ashkelon Afridar Property Report
The Ashkelon Afridar property report was compiled by the team at All About Aliyah using official data from Nadlan.gov.il — Israel's government property transaction registry.
Every transaction listed is a real, legally registered sale. The numbers — price, size, date, address — are exactly as recorded in the government database. Nothing is estimated or invented.
What the data can tell you:
What apartments sold for, when they sold, how big they were, and what street they were on.
What the data cannot tell you:
Why a specific apartment sold for more or less than similar units nearby. A higher price might reflect a renovated kitchen, a sea view, a premium floor, new appliances, or simply a motivated buyer who paid above market.
A lower price might mean an older building, a ground floor unit, a distressed sale, or a family transfer. We analyze the patterns and flag the outliers — but the story behind each individual sale is something only the buyer and seller know.
Use this report as your market compass, not as the final word on any single property.
