Navigating Israel's largest real estate marketplace can be daunting if you don't speak Hebrew. In this guide, we will show you how to use Yad2 to find your dream apartment like a local, even if you are just starting to learn the language.




The "Instant Translation" Shortcut


Before you dive into the listings, ensure you are using Google Chrome. When you navigate to the Yad2 website, look at the right side of the address bar (the search bar at the top).


A small Google Translate icon will appear. Click it and select English; the site will instantly translate the bulk of the Hebrew text for you, making navigation much smoother.

Step 1: How to Use Yad2 Categories & Search




On the homepage, click on נדל״ן (Real Estate), which features an icon of a house.

You will then see several main search options:

Once you select a category, type your city or neighborhood in the search bar. The results will display photos, the street name, property type—such as בית (House), פנטהאוז (Penthouse), or דו-משפחתי (Semi-detached)—and the floor and size.

Tip: Next to the price, look for the word תיווך (realtor). If you see this, or a company logo/license number when you click to see the phone number, the property is listed by a Realtor/Broker.




Step 2: Customizing Your Search Filters


Once you have the basic search results, the real secret of how to use Yad2 effectively lies in the 'Additional Filters' (סינונים נוספים) button. This is where you can narrow down your search by price, amenities, and property condition.

1. Basic Search Settings


Start by typing your desired Location and then select your transaction type and property category:


  • For Sale or Rent: Choose למכירה או השכרה.


  • Property Type: Click סוג הנכס to see a dropdown of specific building styles:

For a more specific search, click on Additional Filters (סינונים נוספים). You can filter by Price (מחיר), Bedrooms, or the following specific criteria:

3. Finalizing the Search


At the bottom of the filter menu, you can also specify the Floor (קומה), Square Meters (מ״ר בנוי), and your Entry Date (תאריך כניסה).


  • If you need to move in right away, check Immediate Entry (כניסה מיידית).


  • To start over, click Reset (איפוס).


  • To search for specific keywords, use the Free Search (חיפוש חופשי) box.





Step 3: Property Characteristics & Features


When you click on a listing, you will see a detailed description and often the label נכס עם ממ״ד (Property with a bomb shelter) next to the address.

Step 4: The Mortgage Calculator


Yad2 includes a built-in tool to help you estimate your monthly costs. You will find the following fields to fill out:

At the bottom of most listings, Yad2 provides a chart of Properties Sold in the Area (נכסים שנמכרו באזור). Use this to compare the asking price with real market data:

Is Yad2 available in English?

Technically, no. Yad2 is only built in Hebrew. However, you can use the Google Chrome translation tool or a browser extension to translate the entire interface into English instantly.


What is a "Mamad" (ממ״ד)?

A Mamad is a reinforced security room (bomb shelter) built inside modern Israeli apartments. It is designed to protect residents from missile attacks and is a highly sought-after feature in any listing.


What is the standard realtor fee in Israel?

Look for the word תיווך (realtor) next to the price or contact information. If you see a company logo or a realtor license number, it is a professional listing. Private listings will usually say "Private" or show only a personal name.


What does "Flexible Entry" (כניסה גמישה) mean?

This means the current owner or tenant is open to negotiating the date they move out, allowing you more time to coordinate your own move.
