Wondering what apartments actually sold for in Baka? This is the most complete breakdown of Baka Jerusalem apartment prices available in English — built entirely from official government transaction data. Every sale from October 2025 through July 2026 — real prices, real addresses, no estimates, no guesswork.
Baka is one of Jerusalem's most sought-after neighborhoods — a historic, leafy area in the southern part of the city with a strong Anglo community, excellent schools, and a unique mix of old Arab-era houses, Ottoman-period villas, and modern apartment buildings. It is also one of the most expensive neighborhoods in Jerusalem. The numbers in this report reflect that reality.
Over the past year, 51 properties were sold in Baka. That's a relatively small number — but it reflects a neighborhood where properties are rare, buyers are serious, and prices are among the highest in Jerusalem.

A Note on Unusual Sales
You'll notice some prices in this report that look unusually low or unusually high compared to everything else. These are unusual sales — one-off transactions that don’t reflect the typical market. They could be a distressed sale, a family transfer between relatives, a partial ownership transfer, or a unique historic property commanding a premium nobody else can match. We flag these throughout the report so you don’t compare a regular apartment to them and get the wrong picture.

A Note on Baka’s Unique Property Mix
Baka is not a typical Israeli neighborhood with standard apartment buildings. It contains a rare mix of property types — modern apartment towers, renovated Arab-era stone houses, Ottoman-period villas, and garden apartments in historic buildings. This means prices vary more dramatically here than in almost any other neighborhood in this series.
A 55m² apartment on General Pierre Koenig St (גנרל פייר קניג) sold for ₪1,749,000. A 55m² unit on Miriam HaHashmonait St (מרים החשמונאית) sold for ₪6,650,000. Same bedroom count, same size — completely different price. The data doesn’t always tell us why, but in Baka the type and character of the building matters as much as the size.

A Note on Unknown Addresses
21 out of 51 sales — 41% — show no registered street address in the Nadlan database. Based on the consistency of sizes and prices in this group (most are 147m² or 161m² selling for ₪7,852,000–₪9,372,000) this almost certainly reflects one or more new development towers in Baka whose addresses have not yet been formally registered. These unknown-address units sell at a consistent premium — averaging ₪7,219,952 — suggesting systematic new construction pricing.

Average Prices by Apartment Size
Rooms | Avg Price | Avg Size | Avg ₪/m² |
2 rooms | ₪1,656,448 | 35m² | ₪47,796 |
3 rooms | ₪3,487,236 | 63m² | ₪56,417 |
3.5 rooms | ₪5,900,000 | 71m² | ₪83,099 |
4 rooms | ₪4,690,571 | 92m² | ₪50,504 |
5 rooms | ₪8,365,294 | 150m² | ₪55,068 |
6 rooms | ₪14,350,667 | 211m² | ₪64,256 |
Note: These averages include the full range of Baka’s property types — standard apartments, garden apartments, and historic homes. A standard apartment and a renovated Ottoman villa can have the same bedroom count but completely different prices. Always read the full section before drawing conclusions from these averages.

3 Things Every Buyer Should Know
Baka prices are Jerusalem premium — budget accordingly. At ₪55,295/m² average, Baka is among the most expensive neighborhoods in Jerusalem. There is no entry point here below ₪900,000 for a standard apartment, and most transactions are well above ₪2,000,000 even for 3-room units.
Naftali St (נפתלי) is the most active street — and the most accessible. 8 sales on this street with an average of ₪2,639,280 — significantly below the neighborhood average. If you’re looking for Baka at a more accessible price point, Naftali is where most of the activity is.
The unknown-address new development is driving the 5-room market. 13 out of 17 5-room sales have no registered street address — all 147m² or 161m² units selling consistently for ₪7,852,000–₪9,372,000. This appears to be a single new tower development. If you’re shopping for a 5-room in Baka, you need to know whether you’re looking at this new development or at an existing building — the prices are completely different.

2-Room Apartments
The smallest apartments in Baka — and genuinely rare. Only 5 sold in the past year. These are very compact units, averaging just 35m², and even at this size they command prices that reflect Baka’s premium location.

All About Aliyah’s Take
5 sales in a year tells you 2-rooms barely exist in Baka. The ₪900,000 sale on Naftali St (נפתלי) 17 is the lowest price in the entire dataset — likely an older, smaller unit or unusual circumstances. Everything else sold for ₪1,700,000–₪1,916,239. If you find a 2-room available in Baka under ₪1,700,000 it’s worth investigating why.

3-Room Apartments
The most active segment in Baka — 18 sales in the past year. But the price range here is extraordinary — from ₪1,749,000 to ₪6,650,000 for apartments of similar sizes. This reflects Baka’s unique property mix more than any other bedroom category.

All About Aliyah’s Take
The 3-room market in Baka tells you everything about this neighborhood — the range from ₪1,749,000 to ₪6,650,000 for similar-sized apartments reflects the enormous variety of building types here.
General Pierre Koenig St (גנרל פייר קניג) is clearly the entry-level street — three units sold for ₪1,749,000–₪2,085,000, all 55m², all in the same building. That’s your reference point for a standard Baka 3-room. Everything above ₪4,000,000 reflects either a premium building, a unique property, or a renovated historic home — the data alone cannot tell us which.

3.5-Room Apartments
Only one sale in the past year — Mordechai HaYehudi St (מרדכי היהודי) 18, 71m², sold for ₪5,900,000 on 26/01/2026 at ₪83,099/m². Not enough data to draw conclusions. This is a ground floor unit — in Baka ground floor can mean a garden apartment in a historic building which commands a significant premium. The data doesn’t confirm this.

4-Room Apartments
7 sales in the past year — a thin but useful sample. The range is wide: from ₪2,417,000 to ₪5,950,000 for units of 76m² to 109m².

What to Expect
Budget ₪3,800,000–₪5,950,000 for a standard 4-room in Baka. Naftali St (נפתלי) has three 4-room sales ranging from ₪2,417,000 to ₪4,025,000 — the most affordable end of this segment. The two unknown-address 109m² units at ₪5,950,000 each are almost certainly the new development tower — a completely different product.

All About Aliyah’s Take
4-room in Baka splits into two clear markets. The Naftali St (נפתלי) units represent the accessible end — ₪2,417,000–₪4,025,000 for 76–79m² apartments. The unknown-address new development units represent the premium tier — ₪5,326,000–₪5,950,000 for 96–109m². Know which product you’re looking at before comparing prices.

5-Room Apartments
The most complex segment in this report — 17 sales ranging from ₪3,400,000 to ₪13,965,000. The unknown-address new tower dominates this category entirely — 13 out of 17 sales. The four known-address 5-room sales tell a very different story.

What to Expect
The unknown-address new tower 5-rooms sell consistently for ₪7,852,000–₪9,372,000 for 147–161m². This is systematic developer pricing.
The two Miriam HaHashmonait St (מרים החשמונאית) 8 and Gdalya St (גדליה) 2 sales at ₪13,950,000–₪13,965,000 for 164m² are in a completely different tier — the data doesn’t tell us why they commanded these prices, though the building and location are clearly premium.
The Yehuda St (יהודה) 11 sale at ₪3,400,000 for 136.5m² is the most affordable 5-room in the dataset — significantly below comparable units.

All About Aliyah’s Take
The 5-room market in Baka is essentially two separate products. The new tower unknown-address units at ₪7,852,000–₪9,372,000 for 147–161m² — consistent, predictable, premium new construction. And then everything else — from the accessible Yehuda St (יהודה) 11 at ₪3,400,000 for 136.5m² to the extraordinary Miriam HaHashmonait / Gdalya St units at nearly ₪14,000,000 for 164m². If you’re buying in this category in Baka, first decide which tier you’re in.

6-Room Apartments
Only 3 sales — but they tell a dramatic story. Two identical 161m² unknown-address units sold for ₪9,026,000 each in October 2025 — almost certainly the same new tower as the 5-room sales. And then Reuven St (ראובן) 12 — a 310m² property that sold for ₪25,000,000 in July 2026.

All About Aliyah’s Take
3 sales is not enough to draw strong conclusions. The two unknown-address 161m² units at ₪9,026,000 are consistent with the new tower pricing across this dataset. The Reuven St (ראובן) 12 sale at ₪25,000,000 for 310m² is in a completely different category — at ₪80,645/m² this is extraordinary pricing even by Baka standards.
The data doesn’t tell us what type of property this is, but at 310m² in Baka it could be a historic Arab-era house, an Ottoman-period villa, or a large renovated standalone property. Properties like this rarely appear on the market and have no real comparison point in the data.

About the Baka Jerusalem Property Report
The Baka Jerusalem property report was compiled by the team at All About Aliyah using official data from Nadlan.gov.il — Israel’s government property transaction registry.
Every transaction listed is a real, legally registered sale. The numbers — price, size, date, address — are exactly as recorded in the government database. Nothing is estimated or invented.
What the data can tell you: What properties sold for, when they sold, how big they were, and what street they were on.
What the data cannot tell you: Why a specific property sold for more or less than similar units nearby. In Baka this is especially important — a higher price might reflect a renovated historic stone house, a garden apartment in an Ottoman-period building, a premium floor in a new tower, or simply a motivated buyer who paid above market. A lower price might mean an older building, a ground floor unit, a distressed sale, or a family transfer. We analyze the patterns and flag the unusual sales — but the story behind each individual sale is something only the buyer and seller know.
Use this report as your market compass, not as the final word on any single property.
